Present Value Calculator

Quick answer

With an 8% discount rate, $50,000 received in 10 years is worth about $23,159.67 today. The discount is $26,840.33 and the discount factor is 0.4632.

How to use this present value calculator

  1. Enter the future value you expect to receive.
  2. Enter the discount rate per year.
  3. Enter the number of years until you receive it.
  4. Read the present value, the discount amount and the discount factor.

The math behind the result

Present value = Future value ÷ (1 + r)n, where r is the yearly discount rate and n is the number of years.

The discount factor is 1 ÷ (1 + r)n.

Worked example

$50,000 in 10 years at an 8% discount rate:

  • Discount factor: 0.4632
  • Present value: $23,159.67
  • Discount: $26,840.33

Why money today is worth more

A dollar today can be invested and earn a return, so it is worth more than a dollar later. Present value reverses that growth to express a future amount in today’s money.

Choosing a discount rate

Use the return you could earn on a similar investment, or a rate that reflects risk. A higher rate makes the present value smaller. Try a few rates to see how sensitive the result is.

Where it is used

Comparing a lump sum today against payments later, valuing a bond or a business, and judging whether a settlement offer is fair.

Key terms

Discount rate
The yearly rate used to convert future money into today’s value.
Discount factor
The multiplier applied to a future amount to get its present value.
Time value of money
The idea that money available now is worth more than the same amount later.

Frequently asked questions

What is present value?

It is the value today of money you will receive in the future, after discounting for the return you could earn in the meantime.

How do you calculate present value?

Divide the future value by one plus the discount rate, raised to the number of years.

What discount rate should I use?

Use the return you could realistically earn on an alternative investment of similar risk.

What is the difference between present value and future value?

Future value grows a sum forward in time; present value discounts a future sum back to today.
